wecity, the leading real estate alternative financing platform in Europe in terms of repayment ratio, in collaboration with PwC, has presented today the conclusions of its 1st Observatory 'The future of real estate investment and financing: alternative and WealthTech'. This pioneering report thoroughly analyzes the paradigm shift in developer financing, the impact of new banking regulations, and the decisive role of technological innovation (WealthTech) in democratizing access to large real estate operations.

The document points out that the tightening of capital requirements (Basel III and IV) has led traditional banking to demand increasingly strict protection levels (LTV). This has generated a structural "capital gap," making alternative financing an indispensable strategic partner for developers, especially in the development of final land and in the boom of the Living sector, which already accounts for a large part of real estate investment in Spain.

This Observatory shows that rigorous structuring and compliance with regulations such as the European ECSP Regulation are key to attracting capital to a residential sector that urgently needs liquidity solutions".

Technology as a catalyst for investment
In addition to the real estate overview, the Observatory dedicates an essential chapter to the technological evolution of the sector. It highlights how Artificial Intelligence and the progressive digitalization of processes are eliminating historical frictions, protecting investors from the so-called flash-funding phenomenon (when a project reaches 100% of its funding target in a matter of seconds or a few minutes after its publication) and allowing for portfolio diversification at levels previously reserved exclusively for investment banking.
