The PP governments get their act together on housing: Madrid, Andalusia, Extremadura and Valencia announce more than 50,000 flats

Ayuso's executive will approve this week its new Law of Urgent Measures for Protected Housing, while María Guardiola assures that she will build 3,500 new homes, Moreno Bonilla speaks of 20,000 and Pérez Llorca has promised 10,000 for this legislature

Housing is, if not the great crisis of our time, one of the biggest. Citizens are looking for answers and, in recent days, there has been a surge in political proposals. The Council of Ministers has approved the State Housing Plan 2026-2030, as announced by the minister Isabel Rodríguez; a move to which some regional governments of the PP have reacted in parallel with their own initiatives.

This Tuesday it became known that the Community of Madrid, with Isabel Díaz Ayuso at the helm, will approve this week in a Governing Council its new Law of Urgent Measures for Protected Housing with the purpose of creating more than 18,000 new homes in the next four years.

Among the measures of the new regulation, incentives stand out to increase capacity without consuming new land, extending density by up to 30% and building by 20% to build more floors in the same development.

From the Madrid administration they assure that 5,300 homes from their Plan VIVE of affordable rent have already been delivered and during this year another 3,200 new homes will be added in developments that are currently being built, with a view to reaching 14,000 in 2027.

Andalusia

The president of the Junta de Andalucía and popular candidate for the regional elections of May 17, Juanma Moreno Bonilla, announced last Monday an ambitious plan in housing matters that would be launched next term, once he reissued his mandate.

Moreno Bonilla has promised the construction of more than 20,000 affordable homes in the region. Specifically, his plan contemplates the building of 20,012 new properties.

Extremadura

Last week, PP and Vox reached an agreement in Extremadura to invest María Guardiola and, as stated in the pact document, the construction of at least 3,500 new protected housing units will be promoted during the legislature, in order to increase the residential supply and respond to the existing demand in the region. The plan will be supported by public-private collaboration formulas to accelerate the development of promotions and optimize resources.

Valencian Community

For its part, in the Valencian Community at the beginning of the year, the so-called Plan Vive was launched, which contemplates the construction of 10,000 public protection homes in the current legislature. Of these, more than 4,000 would already be mobilized and intended for low-income individuals, young people, single-parent families, and victims of gender-based violence. The objective of the plan is to increase the public housing stock, especially in affordable rentals, and it is based, to a large extent, on public-private collaboration and the transfer of municipal land to develop projects.

From ads to keys

The debate on housing in Spain has been marked in recent years by constant criticism from the Popular Party towards Pedro Sánchez's Government for announcing new housing, arguing that what is relevant is the execution and materialization of these.

Consequently, the success of the measures put on the table by the PP in the Community of Madrid, Andalusia, and Extremadura, will depend on how many keys end up being handed over. In the current context, it is not enough to announce figures if they do not materialize.
