The new business unit will count with a plant of about 3,000 m² in the province of Toledo and capacity to manufacture about 2,000 bathrooms per year, with solutions for BTR, hotels, senior living, and nursing homes for the elderly and student residences.

Modulya signs up Enrique Nieto-Márquez Hernández-Franch to lead modussPods, its new line of business specialized in the development and manufacturing of bathrooms, facades, and other prefabricated industrial components. The executive joined as CEO on November 1 of last year and will have as its mission to drive the launch and industrial development of the project.

The initiative includes a planned initial investment of 2 million euros and a plant of about 3,000 m² in the province of Toledo, with capacity to manufacture about 2,000 bathrooms per year. With this commitment, Modulya strengthens its industrial growth and expands its range of action toward the central area and the Levante region of the Iberian Peninsula.

modussPods targets developers, investors, construction companies, and build-to-rent (BTR) operators, hotels, senior living, nursing homes for the elderly, and student residences. In these projects, the repetition of units, the requirements for use, and the opening schedules make it especially relevant to coordinate design, manufacturing, and execution.

Design and manufacturing coordinated from the project

A bathroom concentrates plumbing, sanitation, and electricity installations, along with waterproofing, finishes, and equipment. Its execution requires coordinating different trades and work phases. The facade, for its part, conditions the building envelope, the building’s energy performance, and the execution sequence. modussPods is created to bring these works into a controlled manufacturing environment and plan their integration into the construction site.

The proposal combines technical development in BIM, the Lean methodology, and the early definition of installations, finishes, and quality requirements. Its objective is to improve predictability of timelines and costs and facilitate control of execution. The solutions and scope of the services will be adapted to the technical, usage, and accessibility requirements of each project, in coordination with its technical teams.

“Bathrooms and facades are where a construction project’s timeline, quality, and a large part of the margin are at stake,” explains Juan José Medero, founder of Modulya. “With modussPods we want developers and investors to stop managing that uncertainty on site and start receiving it resolved from the factory.”

Enrique Nieto brings more than 30 years of industrial experience

Nieto-Márquez’s career spans production, technical-commercial management, I+D+i, international development, and general management, with a specialization in bathrooms and industrialized housing units. His joining aims to connect the needs of developers, construction companies, architects, and engineering firms with the development of manufacturable solutions tailored to each project.

During his time as general director of Indus House, he led the development of a factory for industrialized bathrooms and kitchens, from design in BIM and the selection of suppliers to the definition of the production line and product development, including Bathpods and the housing units.

He began his career in 1994 at Maderas Jumilla, where he took on the technical-commercial management role in 2000. There, he developed a network of agents in Europe, Australia, and Turkey, implemented Lean Manufacturing in the technical office and factory, and developed an industrialized cardboard-plasterboard bathroom with a steel frame, protected by a utility model in 2006.

His experience also includes leading I+D+i and commercial activities in projects for industrialized bathrooms with a light structure and carbon footprint certification work. He combines his professional work with teaching: for three years, he taught the industrialized construction course at the Colegio de Aparejadores de Madrid and, since 2023, he is a lecturer for the Máster en Formación Permanente in Construcción Industrializada at UNIR.

“An industrialized bathroom doesn’t start in the factory; it starts in the project,” says Enrique Nieto-Márquez. “When it is defined from the earliest phases, manufacturing stops being a risk and becomes a tool to give the developer certainty regarding schedule, cost, and quality.”

With the launch of modussPods, Modulya expands its activity into the manufacture of components and strengthens a model in which design, production, and customer needs are addressed together. In the coming weeks, the company plans to present its lines of activity and explore collaboration opportunities to incorporate these solutions from the earliest phases of developments.
