The state housing entity Casa 47 has registered 131 property proposals, integrated into 14 offers, within the framework of the public call endowed with 100 million euros for the purchase of homes from individuals and companies throughout the country, in order to incorporate them into the state affordable housing stock.
According to the entity dependent on the Ministry of Housing and Urban Agenda, of the set of properties included in the proposals received, 88% come from companies and the remaining 12% from private owners.
Regarding the territorial distribution of the properties presented in this call, Casa 47 has specified that they are mainly concentrated in the autonomous communities of Andalusia, Castilla y León, Catalonia, and Extremadura.
From now on, Casa 47 will begin to examine all the documentation provided to verify that the homes meet the technical and legal conditions set out in the bases, in addition to carrying out an "individualized valuation", following "objective and public interest" criteria, such as their fit within urban planning, compliance with technical and habitability requirements, or their suitability for demand in each territory.
In this regard, Casa 47 has indicated that the budget of 100 million euros will be used to "satisfy the purchase price", as well as the expenses and taxes derived from the sale and purchase operation and, where applicable, the cost of the actions necessary for the adaptation, improvement, or rehabilitation of the homes.
Once this procedure is concluded through a tender and "provided that there is" available budgetary credit, the acquisition will continue by direct award until the budget remainder is exhausted or until the contracting authority decides otherwise for justified reasons.
In this way, this call is configured as a "new line of action" aimed at expanding the public housing stock, in addition to other measures such as the promotion of new residential developments, the activation of already built housing, and the incorporation of assets from other public administrations and entities.
Currently, this state stock is managed by Casa 47, which intervenes in the entire residential cycle, from the provision and urbanization of land to the construction, handover of keys, and subsequent management of the homes, with the aim of guaranteeing access to decent housing.
