The Euribor breaks the 3% barrier
The movement this Friday represents an increase of 0.013 percentage points, or 13 thousandths, in a single session. The 3.003% leaves behind the 2.990% from Thursday and confirms the upward pressure observed during the last days of August.
The 3% reference has a strong psychological component, but for borrowers, the evolution of the monthly average is more important. With the quotations available until this Friday, August provisionally presents a 2.940%, still below 3%.
This average cannot be considered definitive either. There are still sessions left before the end of August, and it will be their quotations that determine the monthly percentage that will later be used as a reference for the variable-rate mortgages that need to be reviewed.

The average for August is provisionally at 2.940%
The current data places August above the 2.855% with which July closed, a provisional difference of 0.085 percentage points. The Bank of Spain officially confirmed that 2.855% for July, compared to the 2.798% recorded in June.
The comparison with a year ago is more pronounced. In August 2025, the Euribor was at 2.114%, so the provisional average for this month is 0.826 points above.
The trajectory thus shows a significant difference between the daily quotation and the average: although the daily Euribor has already surpassed 3%, the monthly reference remains below that level. For mortgage reviews, it is this last one that acquires special relevance.
What it means for a variable-rate mortgage
The impact of a higher Euribor will depend on the particular conditions of each loan: outstanding capital, remaining term, applied differential, and frequency of the review. Therefore, the increase does not translate into the same amount for all mortgaged individuals.
In an annual review, moreover, the comparison is made with the Euribor of the same month of the previous year. If August were to end close to the current levels, those who have to update their loan against August 2025 would face a significantly higher reference.
The Bank of Spain reminds that the one-year Euribor is the main index used to set the interest rate of mortgage loans granted by Spanish credit institutions. The agency publishes the monthly average as an official reference, so the definitive closing of August will be what allows for precise calculation of its evolution.
The Euribor moves away from the levels of early 2026
The evolution takes on greater dimension when compared to the beginning of the year. January closed with an average of 2.245% and February with 2.221%, before the indicator began a much more pronounced advance during the spring.
March ended at 2.565%, April at 2.747%, and May at 2.804%. June introduced a slight decrease to 2.798%, but July resumed the increases and raised the official reference to 2.855%.
Now, with a provisional average of 2.940% in August and a daily quotation of 3.003%, the remaining sessions will be decisive to know how far the month ultimately ends in relation to 3%.
