The delinquency rate for loans intended for home purchases stood at 1.6% at the end of the first quarter, thus returning to levels prior to the 2008 financial crisis, according to a report released this Tuesday by the Spanish Mortgage Association (AHE).

Compared to the immediately preceding three months, this indicator has improved by 0.2 percentage points and, when contrasted with the same period in 2025, the decrease reaches 0.6 points.

As detailed by the AHE, this decrease is due to both a reduction in the balance classified as doubtful and an increase in the outstanding balance. "This is the lowest level since the period prior to the outbreak of the global crisis in 2008, when delinquency was practically testimonial," explained the AHE.

The overall doubtful exposure of credit to resident sectors also continued its downward trend, with an additional drop of 0.6 points, to 2.6%.

In the case of credit for rehabilitation, delinquency also continued to decrease, both in the quarterly and year-on-year analysis, so that the doubtful ratio registered an annual decrease of 0.6 percentage points, to 2.7%.

Conversely, consumer financing shows more volatile behavior, with increases in doubtful amounts since approximately the end of 2023. However, in aggregate terms, the doubtful ratio, at 4%, remains in a relatively stable range and below the levels observed since 2008.

Doubtful exposures linked to credit for real estate activities have maintained a pattern of continuous reduction for years and, in the first quarter of 2026, "has not been the exception," noted the AHE. In this period, the doubtful ratio stood at 1.7%.
