The Austrian real estate company JP Immobilien has completed the sale of the four-star hotel Bikini Island & Mountain Port in Sóller, located in Mallorca, to Amundi Real Estate Italia SGR, one of Europe’s largest asset managers and among the top ten worldwide.

This cross-border transaction marks a turning point in the Balearic real estate market, by confirming the growing interest of institutional capital in prime holiday hotels in the Mediterranean, a niche that until now was primarily in the hands of private investors and family hotel chains.

The hotel, aimed at adults only and with 114 rooms and suites spread across 5,600 square meters of built area, is located on the northwest coast of Mallorca, in the heart of the Serra de Tramuntana area.

The asset was bought and transformed by JP Immobilien through an integral renovation in 2018, with the aim of repositioning it under the lifestyle concept of the brand "Bikini Island & Mountain Hotels -created by the founders of 25hours Hotels-", incorporating three dining venues (including the "NENI" restaurant), an outdoor pool, and a spa and wellness area.

With this divestment, JP Immobilien successfully closes the hotel’s value-creation cycle, following a selective sale process targeted at international investors and advised by "Christie & Co".

At the same time, Amundi’s acquisition reinforces the appeal of mature destinations with limited supply due to regulatory rules, a context accentuated in Mallorca after the hotel moratorium approved in 2022, which restricts the opening of new spaces and increases the strategic value of establishments already consolidated in locations such as Port de Sóller.
