The sale and purchase of homes recorded in August an annual increase of 3.4% compared to the same month in 2025, reaching 49,319 transactions. This is the highest volume for an August month since 2024, according to data published this Monday by the National Institute of Statistics (INE).

This rebound in the eighth month of the year means that the residential market resumes its upward trend after the annual decline of 5.1% recorded in July.

The annual increase in August is explained by the advance of new construction transactions, which grew by 4.9% to reach 10,521 transactions, and by the behavior of second-hand homes, whose sales rose by 3%, totaling 38,798 transactions.

Of the total homes transferred through sale and purchase in August, 93.3% corresponded to free housing and 6.7% to protected housing. In absolute numbers, free housing accounted for 46,022 transactions, 3.5% more than in August 2025, while transactions of protected housing advanced by 2.3%, to 3,297 transactions.

When compared to the previous month, the evolution is negative. In month-on-month rate (August over July), the sale and purchase of homes decreased by 19.7%, weighed down both by the decline of 19.4% in used housing transactions and by the drop of 20.8% in new housing sales.

Between January and August, the accumulated balance remains unfavorable: the sale and purchase of homes registers a decrease of 2.3% compared to the same period of the previous year, with declines of 1.8% in new housing transactions and 2.5% in second-hand ones.
