Urbagestión Desarrollo e Inversión SL, the company owner of the home of Maricarmen Abascal, is a real estate company from Madrid founded in 2005 and dedicated to the intermediation and management of real estate investments. The company, which operates commercially under the name Urbagesa, is behind the procedure that threatens to evict the 87-year-old woman after more than seven decades living in it.

It is not an investment fund, despite being referred to as such in some reports and by groups supporting Maricarmen. Urbagestión is a limited company, with NIF B84450055 and located on Zurbano street in Madrid. Its activity is classified under CNAE 6832, corresponding to "other real estate activities on behalf of third parties".

A small real estate company with two administrators

The company was established on October 21, 2005 with a share capital of 3,006 euros. At the helm are Ricardo Alonso Fernández and Fernando Alonso Fuentes, appointed as administrators in 2005. The records containing the information filed with the Commercial Registry maintain two members in the administration body and place its workforce at seven workers in 2025.

Urbagestión itself presents itself as a company specialized in advising on operations involving real estate assets. Its portfolio includes everything from retail spaces, offices, and hotels to residential buildings, and it offers services for investment analysis, buying and selling, and seeking financing.

However, the company's activity has not been limited to housing. In 2015, it expanded its corporate purpose to include intermediation, advice, and buying and selling of pharmacies, laboratories, and opticians, according to what was published in the BORME.

This business has also left a mark in the courts. A ruling from the Provincial Court of Madrid in 2014 records a lawsuit initiated by Urbagestión to claim fees derived from the intermediation in the acquisition of a pharmacy. The ruling expressly describes the company as one whose activity includes professional intermediation in the real estate market.

Another procedure resolved by the Provincial Court in 2019 again featured the company. Urbagestión claimed in that case 25,518 euros plus interest for an intermediation operation and argued that its fees amounted to 3% of the transaction volume, with a minimum of 6,000 euros plus VAT.

From Renta Corporación to Urbagestión

The history of Urbagestión meets that of Maricarmen after the building on Alcalde Sáinz de Baranda street, in the Madrid district of Retiro, changed hands. The owning family sold the property in 2018 to Renta Corporación, which subsequently offered Maricarmen the possibility of acquiring her home for 247,000 euros. The woman, whose pension did not allow her to afford the operation, rejected the purchase and the apartment ended up in the hands of Urbagestión.

The origin of the conflict lies in a much earlier contract. Maricarmen's father rented the apartment in 1956. After his death, the lease passed to his wife and subsequently to his daughter, who continued to pay an updated rent according to the CPI and other expenses associated with the apartment.

Urbagestión questioned the validity of that second subrogation and the conflict ended up in court. Maricarmen initially obtained a favorable ruling, but the proceedings ultimately tilted in favor of the property. The woman has a recognized 50% disability, insufficient to qualify for the exception provided to maintain certain old rent contracts.

From the current 500 euros to 2,650

The confrontation also has a significant economic difference. Maricarmen currently pays about 500 euros monthly, while Urbagestión demands 2,650 euros for her to continue in the property. According to information published by El País, the company would have proposed during negotiations to lower that amount to 1,650 euros, still above the 1,350 euros of the tenant's pension.

In the hours leading up to the eviction, a new possibility has emerged to avoid it. A writer who has requested to remain anonymous has offered to pay the 2,150 euros difference between what Maricarmen pays and what the property demands, in addition to assuming the existing debt. This Wednesday, the proposal was conveyed to Urbagestión, which rejected it.

The Ministry of Housing has also attempted to intervene. According to sources from the department cited by El País, the Government offered to acquire the apartment through CASA 47, but Urbagestión rejected the offer.

The case has ended up giving unexpected notoriety to a small company that was practically unknown outside the real estate sector. Urbagestión is not a large international fund, but a limited company from Madrid with two managers and an activity focused on real estate intermediation and investment, which for years has maintained in the courts the conflict over Maricarmen's continuity in the housing where she has lived since 1956.
