The conditions of the fixed mortgage from BBVA expire on October 31: what it means for those seeking financing

The banking entity sets next Saturday as the deadline for the validity of the commercial conditions of its fixed-rate mortgage. The offer includes financing of up to 80% of the primary residence, terms of 30 years, and bonuses for direct deposit of salary and contracting insurance, although the expiration does not necessarily imply an increase in interest rates.

BBVA has established October 31, 2026, as the expiration date of the commercial conditions announced for its fixed-rate mortgage, a circumstance that particularly affects those who are seeking financing to buy a home or are comparing offers from different banking entities. According to the information published on the bank's official page, the current conditions will be in effect until the last day of October, although the entity has not yet detailed whether it will maintain the same interest rates starting in November, introduce modifications, or launch a new commercial proposal.

The date is expressly mentioned in the frequently asked questions section of the BBVA Fixed Mortgage and also appears in other financing products of the entity. However, the expiration of a commercial offer does not mean that already contracted mortgages will change their conditions nor that interest rates will automatically rise on November 1. For future buyers, the main question is to know what requirements they must meet to access financing, what additional costs it entails, and when the conditions offered by the bank become binding.

What conditions does BBVA's fixed mortgage offer until October 31

BBVA's fixed mortgage is designed for those who want to maintain a stable interest rate throughout the life of the loan, avoiding that fluctuations in the Euribor directly affect their monthly payments. The entity offers a maximum repayment term of 30 years, although it establishes that the sum of the age of the youngest borrower and the duration of the loan cannot exceed 75 years. This means that the available repayment period also depends on the age of the applicants.

Regarding the amount, BBVA allows financing up to 80% of the value of a primary residence and up to 70% when it comes to a second home. To calculate the maximum amount, the bank takes as a reference the lower amount between the purchase price and the appraisal value. Therefore, those applying for a mortgage must have sufficient savings to cover the part of the purchase that the entity does not finance, in addition to the taxes and expenses associated with the acquisition.

The bank contemplates specific conditions for younger buyers. Those under 36 years old can apply for financing of up to 95% of the value of the home through the Young Mortgage, as long as they meet the established requirements and pass the corresponding credit analysis. This alternative can reduce the amount that must be contributed initially, although it does not eliminate the buying and selling expenses nor guarantees the approval of the loan.

Another characteristic of the fixed mortgage is that there is no opening fee, according to the commercial information published by BBVA. However, this does not mean that the operation lacks other costs, since insurance, possible account maintenance fees, and compensations that may apply if one decides to repay part of the loan early must be taken into account.

Direct deposit of salary and contracting insurance: how the bonuses work

One of the fundamental aspects of the offer is the possibility of reducing the interest rate by contracting additional products. BBVA contemplates bonuses for clients who direct deposit and maintain their income in the entity, contract a home multi-risk insurance with BBVA Allianz Seguros, and subscribe to a loan amortization insurance with BBVA Seguros.

These products allow access to more favorable conditions, but are not mandatory to contract the mortgage without bonuses. The difference is significant because a lower nominal interest does not always mean a lower total cost. The client must consider how much they will pay for the insurance during the years of the loan's validity and check if the savings obtained with the bonus compensate for those additional expenses.

In any case, it is mandatory to have property damage insurance on the mortgaged home, although it can be contracted with an insurer different from the one proposed by the bank. The policy must cover certain risks, such as fires and other material damages, and guarantee the protection of the property that serves as collateral for the loan. It is also necessary to have a checking account at BBVA to manage the mortgage payments.

The entity reminds that the fees of a fixed mortgage can be modified if the client stops meeting the requirements that allow applying the discounts. For example, if they stop maintaining the domiciled income or cancel any of the associated insurances, they could lose part of the discount and start paying a higher interest, according to what is established in their contract.

Therefore, before formalizing the operation, it is advisable to distinguish between the TIN (nominal interest rate), which determines the interest applied to the borrowed capital, and the APR (annual percentage rate), which incorporates other computable costs and allows for a more complete comparison of different mortgage offers.

What happens if the mortgage is requested before October 31

One of the most common doubts among those seeking financing is whether submitting an application before the deadline automatically preserves the announced conditions. The answer depends on the phase in which the operation is, since performing a simulation on the bank's website does not equate to receiving a definitive offer nor does it mean that the entity has approved the loan.

BBVA offers the possibility of calculating a guiding fee and submitting a digital application. Subsequently, the entity analyzes the income, the employment situation, the debts, and the repayment capacity of the applicant before deciding whether to grant the financing. It may also require additional documentation, such as the latest pay slips, the income tax return, the work history, and an appraisal of the property.

The fundamental document in this process is the European Standardized Information Sheet (FEIN), which includes the personalized conditions of the loan and has the character of a binding offer during the established period. According to the Bank of Spain, entities must provide this documentation, along with the Standardized Warning Sheet (FiAE), at least ten calendar days before the signing of the mortgage.

This means that a person who already has a valid FEIN may find themselves in a different situation than someone who has only performed a simulation or initiated an application. The conditions included in a binding offer must be respected during its validity period, while a generic commercial proposal may be subject to modifications.

Therefore, October 31 should not be interpreted as a deadline to sign all BBVA mortgages, but as the end of the announced validity of specific commercial conditions. Those with an ongoing operation must check with their manager what conditions have been formally offered to them and for how long they will be guaranteed.

Will BBVA mortgage interest rates rise starting in November?

For the moment, BBVA has not communicated that it will automatically increase the interest rates of its fixed mortgage on November 1. The end of the published conditions may lead to a renewal of the offer, a change in prices, or the introduction of new commercial requirements, but it does not allow for anticipating on its own what the bank's decision will be.

The expiration also does not modify the conditions of clients who already have a signed mortgage. In these cases, the interest rate and the obligations of each borrower will continue to be determined by their contract, including the necessary conditions to maintain possible discounts.

The commercial review comes in a context where the mortgage market continues to be conditioned by the evolution of interest rates and the rising cost of housing. According to the latest data published by the National Institute of Statistics (INE), corresponding to July 2026, the average interest rate of new mortgages on homes stood at 3.01%, while the average amount of loans reached 180,785 euros, 10.9% more than in the same month of the previous year.

During that month, 43,372 mortgages on homes were constituted, which represents a year-on-year drop of 3.5%. These data show a market where the average financed amount continues to grow despite the reduction in the number of operations, a situation that forces many buyers to analyze with special attention the costs associated with financing.

What to review before contracting a fixed mortgage from BBVA

Beyond the expiration date, interested parties should check the interest they will pay with and without discounts, the cost of insurance, the repayment term, and the total amount they will have to pay until the loan is canceled. It is also advisable to request personalized offers from different entities and compare the APR, since small differences in interest can translate into a considerable accumulated cost over several decades.

Another relevant aspect is the conditions for early cancellation of the mortgage. BBVA allows partial repayments starting from 300 euros, although it includes a compensation that cannot exceed 2% of the capital reimbursed during the first ten years and 1.5% starting from the eleventh year. These amounts are also subject to the limit of the financial loss that the entity may suffer, according to the applicable regulations.

Regarding the formalization costs, the bank generally assumes the costs of notary, registration, management, and the Tax on Documented Legal Acts corresponding to the mortgage loan, with the tax particularities that may exist according to the territory. The buyer must pay the appraisal and the taxes and expenses derived from the purchase and sale, which are independent of the establishment of the loan.

In short, October 31 marks a relevant date for those comparing the conditions of BBVA's fixed mortgage, but it does not imply that they should contract it hastily. The important thing is to request personalized information, check if there is a binding offer, and calculate the total cost of financing before assuming a financial commitment that may last for 20 or 30 years.
