The price of used housing in Spain has reached a new historical high in July. The square meter stands at 2,933 euros, 13.1% more than a year earlier, according to the latest price index from idealista.
The increase does not affect all cities equally. To know how much this price level would mean for a standard home, the calculation of an 80 square meter apartment allows for comparing the approximate cost of buying a home in each Spanish capital.
San Sebastián, Madrid, and Barcelona lead the prices
San Sebastián is the capital with the most expensive used housing, at 6,590 euros per square meter. An 80 square meter apartment would have an approximate asking price of 527,200 euros.
It is followed by Madrid, with 6,547 euros/m² and about 523,760 euros for an 80 square meter home, and Barcelona, with 5,449 euros/m², which would raise the price to approximately 435,920 euros.
Among the capitals with the highest prices, other major cities such as Bilbao, Málaga, Sevilla, Valencia, and Palma also appear, although with significant differences among them.
The cheapest capitals
At the opposite end is Zamora, with a price of 1,423 euros per square meter. An 80 square meter apartment would have an approximate asking price of 113,840 euros.
It is followed by Jaén, with 1,438 euros/m² and about 115,040 euros for 80 square meters, and Lleida, with 1,490 euros/m², which would place a home of those dimensions at around 119,200 euros.
The difference between San Sebastián and Zamora thus exceeds 400,000 euros for a home of identical size.
How much does an 80 square meter apartment cost in each capital
Taking as a reference the average asking prices of used housing recorded by idealista in July and calculating the approximate cost of an 80 square meter home, here are some of the differences among the capitals:
- San Sebastián: 6,590 €/m² → 527,200 euros for 80 m².
- Madrid: 6,547 €/m² → 523,760 euros for 80 m².
- Barcelona: 5,449 €/m² → 435,920 euros for 80 m².
- Zamora: 1,423 €/m² → 113,840 euros for 80 m².
- Jaén: 1,438 €/m² → 115,040 euros for 80 m².
- Lleida: 1,490 €/m² → 119,200 euros for 80 m².
The difference between San Sebastián and Zamora thus exceeds 413,000 euros for a home of the same size.
The calculation is made by multiplying the average asking price per square meter by 80. It does not include taxes, transaction costs, or possible differences between the advertised price and the final price.
All capitals rise in the last year
The increase is widespread: all the capitals analyzed by idealista recorded prices higher than those of July 2025. The largest year-on-year increases were in Ciudad Real, with 21.8%; Salamanca, with 21.6%; León, with 19.9%; Ávila, with 17.9%; and Oviedo, with 17.3%.
Among the major markets, Bilbao rose by 10.6%, Sevilla by 10.4%, Valencia by 8%, Málaga by 6.9%, Barcelona by 6.8%, Alicante by 6.6%, Palma by 5.8%, and Madrid by 3.1%.
