The Ministry of Housing and Urban Agenda has renewed its "rent calculator," a digital tool designed for tenants to easily determine how the rent of their contracts should be updated.

With the entry into force this Thursday of one of the new housing decrees, which is expected to be validated by the Permanent Deputation of Congress, the amount of rent will be frozen or can only be increased by a maximum of 2%.

According to the department, the major novelty of this application, available on the corporate website, is that it incorporates into its operations the extraordinary limitation on the annual update of rents established by the new regulations.

This measure will apply to all housing lease contracts whose rent must be reviewed from now until December 31, 2027, so that any update will be subject to this time frame.

The simulator starts with the question: "I have to update the rent price: what is the maximum amount that corresponds according to my contract?" After completing three simple steps, the calculator provides the tenant with the exact amount they will need to pay in their next monthly payment.

How the new limit system operates

The calculation model incorporated into the tool differentiates two main scenarios according to the current level of rent.

If the fee paid by the tenant exceeds the limit set by the State Reference System for Rental Prices of Housing (Serpavi) for their geographical area, the rent must remain frozen. The calculator itself offers direct access to check if the monthly payment exceeds that threshold.

In the event that the rent is at or below the Serpavi cap, the owner may apply the increase provided for in the contract, always with the limit that it does not exceed the extraordinary maximum of 2% in any case.
