Mortgages on housing reach their highest level in 16 years in June after growing by 10.8%

The volume of mortgages formalized on homes increased by 10.8% in June compared to the same month in 2025, reaching 45,907 operations, the highest figure for a month of June since 2010, according to data published this Wednesday by the National Institute of Statistics (INE).

After this year-on-year rebound in June, the contracting of mortgages on homes returns to an upward trend after a slight decrease of 0.1% in May, which interrupted a trajectory of almost two consecutive years of increases.

The average interest rate applied to loans for the purchase of homes stood at 2.96% in June, slightly below the 2.98% recorded in May. With the reference of the sixth month of the year, there are now 17 consecutive months in which this rate remains below 3%.

The average interest rate for mortgages constituted on homes managed to drop below 3% in February 2025 for the first time in almost two years and, since then, continues to remain below that threshold. According to Statistics, the average repayment term of these loans was set at 25 years in the sixth month of the year.

The average amount of mortgages constituted on homes increased by 6% year-on-year in June, reaching 178,365 euros, while the total capital granted grew by 17.5%, exceeding 8.188 billion euros.

Just over a third of the mortgages on homes, specifically 38.3%, were signed in June at a variable rate, compared to 61.7% that were subscribed at a fixed rate. The average interest rate at the start was 3.07% for variable rate mortgages and 2.89% for fixed rate ones.

In monthly terms (June compared to May), the number of mortgages on homes advanced by 8.8% and the capital lent increased by 10.9%. In turn, the average amount of mortgage loans on homes grew by 2% compared to the previous month.

Between January and June, the number of mortgages on homes accumulates a rise of 7%, with increases of 17.5% in the capital lent and 9.8% in the average amount of formalized loans.
