Buying a home costs 34,000 euros more than a year ago: where the price has skyrocketed the most

A second-hand 80 m2 type house is now offered for about 253,270 euros, compared to the 219,020 euros of August 2025, according to Fotocasa.

The price of second-hand housing has risen by 15.6% year-on-year in August, reaching an average of 3,166 euros per square meter, according to the Fotocasa Real Estate Index. Compared to July, the increase has been 0.4%.

The rise already accumulates 70 consecutive months in positive, a streak that began in November 2020. Although the increase remains above 15%, August records the most moderate year-on-year advance of 2026 after previous months exceeded rates of 20%.

The evolution is clearly appreciated by translating the price per square meter to a typical home. A property of 80 square meters is now offered for about 253,270 euros, while in August 2025 it cost around 219,020 euros. The difference reaches 34,250 euros in just twelve months.

Murcia leads the rise in housing prices

The increase affects the 17 autonomous communities. Murcia presents the highest year-on-year rise, with a 28.8%, almost double the national average.

It is followed by Cantabria, with an 18.5%; Comunitat Valenciana, with a 17.1%; Navarra, with a 17%; and La Rioja, with a 15.9%.

Also registering double-digit increases are Asturias (14.4%), País Vasco (14.3%), Castilla-La Mancha (13.7%), Castilla y León (13.1%), Galicia (12.7%), Cataluña (12%), Aragón (11%) and Andalucía (10.9%).

The most contained increases are located in the Balearic Islands, where the price rises by a 5.3%; Canarias, with a 7.5%; Extremadura, with an 8.8%; and Madrid, with a 9.9%.

The percentage of increase does not indicate, however, where it is more expensive to buy. The Balearic Islands and Madrid maintain the highest average prices, at 5,443 and 5,431 euros per square meter, respectively. They are followed by País Vasco, with 4,045 euros, and Cataluña, with 3,485 euros.

From Murcia to León: the provinces where prices rise the most

The rise extends practically throughout the territory. The price of used housing increases compared to August 2025 in 48 of the 50 provinces analyzed by Fotocasa.

Murcia again leads the increases, with a 28.8%. Following it are León (25.7%), Ávila (23.9%), Ciudad Real (19.4%), Gipuzkoa (19.1%), Cantabria (18.5%) and Almería (18.4%).

The only exceptions are Soria and Teruel. The asking prices decrease by 0.1% and 0.3%, respectively.

For absolute prices, Illes Balears reaches 5,343 euros per square meter and Madrid 5,331 euros. Gipuzkoa is at 4,894 euros and Málaga at 4,631. At the lower end are Jaén, with 1,149 euros per square meter, and Ciudad Real, with 1,150 euros.

León leads the increases among the capitals

The increase is even more widespread among the provincial capitals: the 50 analyzed register prices higher than a year ago.

León tops the increases with a 26.7% year-on-year, followed by Zamora (21.3%), Ciudad Real (20.2%), Salamanca (19%), Soria (18.3%), Jaén (16.2%) and Ourense (15.3%).

The ranking changes when observing how much the square meter costs. Donostia-San Sebastián is the most expensive capital, with 7,141 euros per square meter. Madrid reaches 6,624 euros; Barcelona, 5,375; Palma de Mallorca, 5,250; and Málaga, 4,387 euros.

At the opposite end is Zamora, with 1,681 euros per square meter, despite being precisely the second Spanish capital where the price has increased the most over the last year.
