The buying and selling of homes fell by 4% year-on-year in June, to a total of 67,529 transactions, while mortgage loans for the purchase of homes increased by 0.2%, to 36,249 signatures, according to figures from the Statistical Information Center of the Notary (CIEN).

At the same time, the average price of housing continued to rise, and the average amount of new mortgages recorded an increase of 7.3%.

The average price per square meter reached 2,114 euros in June, which implies an increase of 8.8% compared to the same month of the previous year. This rise occurred in 15 of the 17 autonomous communities, with the largest increases in Cantabria (41.6%), Murcia (22.1%), Comunidad Valenciana (21%), Comunidad de Madrid (19.5%), and Asturias (19.4%). In contrast, prices decreased in the Balearic Islands (-2%) and Navarra (-0.4%).

Flats fall by 5.6% in sales

According to the type of housing, transactions of flats decreased by 5.6% year-on-year, to 50,458 transactions, while those of single-family homes increased by 0.8%, to 17,071. The price of flats rose by 13.8%, to 2,529 euros per square meter, and that of single-family homes increased by 2.5%, to 1,504 euros per square meter.

The average size of homes also decreased. In June, the average size fell by 2.4% year-on-year across Spain. The adjustment affected twelve autonomous communities and was particularly intense in Cantabria (-10.2%), Navarra (-6.1%), Madrid (-6%), Castilla-La Mancha (-5.6%), and Andalucía (-3.3%). In contrast, the average size increased in Castilla y León (5.6%), Aragón (4.2%), Asturias (4.1%), Canarias (2.2%), and the Balearic Islands (2.1%).

By territories, the buying and selling of homes decreased in thirteen communities and grew in four. The most significant declines were located in the Basque Country (-14.2%), La Rioja (-12.5%), the Balearic Islands (-11.4%), Asturias (-10.2%), Extremadura (-10.1%), and Andalucía (-9.7%). Decreases were also recorded in Murcia (-9%), Madrid (-8.8%), Castilla-La Mancha (-5.8%), Catalonia (-4.4%), Canarias (-3.1%), Aragón (-2.4%), and Galicia (-1.6%).

On the opposite side, Navarra recorded an increase of 18.6% in sales, followed by Comunidad Valenciana, with 7.9%; Cantabria, with 5.4%; and Castilla y León, with 4.8%.

Regarding financing, the average amount of new mortgage loans for the purchase of housing stood at 188,785 euros in June, 7.3% more than a year earlier. 53.7% of the housing acquisition operations were financed through a mortgage and, in these cases, the loan amount represented on average 72.3% of the property price.

Mortgage loans grow in seven autonomous communities

Mortgage loans for the acquisition of housing increased in seven autonomous communities. The Valencian Community recorded the most notable increase, of 11.6%, followed by Murcia (7.6%), the Canary Islands (7.2%), Catalonia (4.1%), Castilla-La Mancha (3.7%), Extremadura (1.6%) and the Balearic Islands (1.5%).

In contrast, the number of mortgages decreased in ten regions. The Basque Country suffered the largest drop, of 15%, ahead of Cantabria (-9.6%), La Rioja (-7.7%), Asturias (-6.9%), Galicia (-4.8%), Andalusia (-3.4%), Castilla y León (-2.4%), Madrid and Navarra (-2% in both cases) and Aragón (-1.5%).

The average amount of new mortgages increased in 15 autonomous communities and only decreased in two. The largest increases were in the Valencian Community (19.1%) and Aragón (18.8%), while Catalonia experienced a decrease of 2.3%.

The data from the Statistical Information Center of the Notariat comes from the Notarial Computerized Unique Index and collects the activity formalized in Spanish notaries. The figures corresponding to the last three months are provisional until obtaining 100% of the necessary information for the definitive preparation of these reports.
